Please note the following terms and conditions of Harbour's Edge. 1. Reservations and bookings are accepted on the basis of the conditions shown below. By booking Harbour's Edge the person making the booking certifies that they are authorised to sign on behalf of all other persons who will occupy the property during the letting period. In doing so, they acknowledge that all other guests are aware of the booking conditions. Any inaccurate or deliberately misleading representations or correspondence will be considered a breach of contract. All guests are deemed to have jointly and severally agreed to these terms and conditions. 2. The property is let for holiday use only and no rights exist for the guest or other persons to remain in the accommodation beyond the date of letting. 3. Unless by prior written agreement, the accommodation shall not be occupied by more than 6 people in total, including any children. Exceeding this number will be a breach of contract. 4. We are unable to accommodate bookings from groups of young people under the age of 25. Acceptance of a booking is at the sole discretion of the owners. 5. Guests must take care of the property and must leave it in a clean and tidy condition at the end of their holiday. All furniture should be returned to the place in which it was found at the start of your holiday. 6. The Booking is a legal contract. In the unfortunate event of you having to cancel your holiday the full rent remains payable. We shall endeavour to secure another letting of the property at the same rent in which case your money will be refunded subject to a small administrative charge. We shall be under no further liability to you. 7. We recommend that you take out holiday insurance to cover any eventuality that might prevent you from taking your holiday or for any other unforeseen eventuality. 8. If, due to circumstances beyond our control, the property becomes unavailable for letting, all rent shall be refunded in full but we shall have no further liability to you. 9. The owners reserve the right to reasonable access to the property during the letting period to carry out any urgent or essential repairs. 10. Smoking within the house is strictly forbidden. 11. Unless otherwise stated, occupation of the house will be from 4.00pm on the first day of the holiday letting and departure must be promptly by 10.00am on the final day of your holiday. These times must be strictly adhered to in order to allow sufficient time for the Housekeeper’s Changeover. In the event that you do not leave the house by the required time on the day of your departure, a charge may be made. 12. Guests are expected to behave reasonably and responsibly at all times and not to play excessively loud music or act in any way that causes offence or disturbance to neighbours or the surrounding properties. Any unreasonable or irresponsible behaviour will be considered a breach of contract and guests will be required to leave immediately. 13. Guests are asked to note that the Courtyard is in close proximity to the adjacent properties. Guests are asked to respect the Courtyard and the privacy of the adjacent owners. The playing of ball games in this Courtyard area is strictly prohibited. It is asked that noise be kept to a reasonable level at all times. Noise travels a great distance over water particularly at night. 14. The use of the property, its amenities and facilities are entirely at the guests risk and no responsibility can be accepted by the owners for any injuries to persons or for any material loss or damage to the guests’ belongings. The owners or their servants will not be liable for accidental damage, direct or consequential loss, injury, expense or inconvenience whether to persons or property which the guests or any other person may suffer arising out of or in any way connected with the letting howsoever caused. The use of all amenities is entirely at the user’s risk. 15. Guests should note that parts of the property including the balcony, the steps down into the courtyard and the steps accessing the foreshore and river may be considered as dangerous for use by young children. Guests should consider these issues before making a booking as no liability can be accepted by the owners. Guests must ensure that they properly supervise infants and minors at all times. 16. There is no parking at the property and guests must not block, park or leave their car in the adjacent driveway at any time whatsoever as this is in separate private ownership by others. 17. The owners can not be held responsible for any holiday fairs, fetes, events or festivals occurring during the letting period nor for any building works being carried out to neighbouring properties or in the vicinity of Harbour’s Edge. 18. Any damage or breakages that occur during the letting period must be reported so that arrangements can be made to repair or replace these items for the benefit of future guests. An appropriate charge may be made. Lost keys will be charged for. 19. The Owners take every care to ensure the accuracy of the property descriptions and other information. All information is given in good faith and believed to be correct. 20. No hen or stag parties. 21. Young children should be supervised at all times due to proximity to the water.
